You describe the property. We compile candidates from open registers and regional listings. Then a local scout stands on the plot and confirms what the paperwork claims before anything reaches you.

    Describe the property you want

    Region, plot size, price band in hryvnia (UAH), and how you will use the house: weekend base, year-round family home, or smallholding. Add must-haves such as a well, orchard, or paved access road.

    We compile and cross-check candidates

    Every candidate is matched against the land registry and at least two regional sources. Land size, ownership record, and asking price are recorded with the source that confirmed them.

    A scout confirms the plot on site

    A local scout walks the land and checks water, electricity, and road access, then writes a short note on what the listing left out. Example note: three sources confirmed land size, and the well is seasonal.

03 / Verification

Water, power and road access, checked before you drive out

Every shortlisted plot carries a verification strip: four fixed checks a local scout completes on site, then confirms against at least one independent source. If a check fails, the listing is dropped instead of footnoted.

  • Water

    Well depth, borehole flow per hour, and whether a central supply line reaches the boundary. Scout note example: well 42 m, refilled in 20 minutes after a full draw.

  • Electricity

    Connection phase, distance in metres to the nearest transformer, and the most recent outage season recorded by neighbours on the same line.

  • Road access

    Surface type on the final two kilometres, all-season passability, and who is responsible for clearing snow between the highway and the gate.

  • Scout notes

    A dated site visit with GPS track, photos of the boundary corners, and a source count. Area figures publish only after 3 sources confirmed land size.

    Our fee is paid by you for the selection work. We take no commission from the seller, which keeps the shortlist order free of paid placement.

  • Data limits

    Water, electricity, and road access notes come from local scouts and public registers. Title checks stay with your lawyer.

  • Prices

    Price bands are shown in hryvnia (UAH) and are subject to change until a seller confirms them in writing.
